I've seen this bike in person, in both street and track form. It's absolutely clean, with some trick goodies to go along with it.

Good luck with the sale. It would be difficult to part with it if it was my own bike.

NO, I AM NOT KIDDING!! I bought 4 oil filters before the bike was even delivered to my house and I always buy more than one at a time to facilitate frequent oil changes. I used R4 after the 600 mile mark and a blend before that. I have been meticulous with this bike. It's seen only two track days. I had all the service bulletins performed by AF1. It is a joy to ride. I have had no problems with it at all! You have to see the bike to appreciate why the Italian bikes cost more than others, there is a different level of craftsmanship and attention to detail.
