Centex homes, anyone?

saw a house we really liked, they are ranked very high on JD Powers list, but was looking for some local reviews

opinions on buying a home in an unfinished neighborhood, maybe only 20% complete.

kinda worried that w/ the housing downturn, there could be alot of empty lots or they could sell out to a "lesser" home and devalue ours if we bought, opinions?

I've never liked unfinished neighborhoods, only for the fact that there are absolutely no trees around etc.

The real estate market seems to have slowed down to a trickle. The house next door to ours has been on the market 6 months and I've only seen a handful of buyer's looking at it.

I'm worried that they will drop the price of the house and encourage some...less-than-savory-people to buy it. But, we shall see. With all the problems with sub-prime mortgages, I doubt anyone with less-than-decent credit will be able to get financed.

I have bought in an unfinished neighborhood before. First problem is the dirt and dust, EVERYTHING stays filthy for a couple years. The next problem is, you don't get to find out what they build around there till it is done. If you are familiar with Northpoint, you will know they put a theater at the entrance and I think a strip mall is goign in. Glad I got out. Unfinished neighborhoods are a shoot. I didn't like my experience and won't do it again, but I'm no expert. BTW I left because the less-than-savory people moved in, I was getting vandalized, keyed car, candy on door handles, and mustang stolen, tore up and returned to my driveway. I'm in the country now, and will never go back.

+1 for the country. We have 40 acres between Cameron and Bryan that we're going to build a house on in about 5 years. I'm excited.

Yea i'm doing a metal building for mine. Thats the way to go, especially if you can take your time and do it the way you want. Good area by the way.

My house is Centex. We bought it new 4 yrs ago in a unfinished neighborhood. Dont really have any complaints. Any problems we had, after we moved in, the project manager was always quick to come and fix it.

I bought a home in an unfinished neighborhood in the Sugarland area in...July. Bought Lennar. They built an elem. school a block away. About to build a Kroger across the street from the entrance. I think this will be a plus when its time to sell. But im worried about the same things you are. One or two less-than-savory's in the neighborhood, but mostly decent people. im satisfied for the time being. Just waiting for resale time. My neighborhood was about...50-70% complete when I bought

which neighborhood? we were really liking waterside estates, but this one is called fieldstone.

amber, if your buying a 100k home, it's a given there will eventually be unsavory people (in the city), but when your in the 200+ range, do you want to risk loosing property on value on uncertainties?

If you consider moving closer in, like Spring Branch, you'll get the best return on the real estate. My house has tripled in 10 years, and Spring Branch is a nicely wooded area so close to downtown and the metro city, yet still maintains a small community appeal.

where/who are your kids going to go to school w/.

being i teach MSF for SBISD, i kinda know the area , the area is nice, but the school district has alot to be desired.

and we can't afford Hedgwick village or piney point, though my cousin lives in hedwick $2.5mil house.

I work with alot of builders and developers. Centex homes are not rated the best right now. I get more complaints about roof leaks etc. from these builders. Some of the better builders are Plantation homes, Perry, David Weekly. Right now, although no one really knows about it, Pulte has several lawsuits going on due to using substandard siding and not installing it correctly therefore voiding the warranty. Meritage homes just filed for bankruptcy so i wouldn't recommend them either. Hope this information is useful to you... Also, to each is own on new developments. I would prefer an inventory home in a community that JUST built out. you will get a better price as they are just trying to get rid of the houses at that time.

You can still buy 2+ acres within 20-30 minutes of Houston for the same amount as the new suburban sprawls with a relatively new house. If your worried about the market this would be a better investment than buying a cookie cutter house.
