Question bike help

I have a 954 that i just put 20k on it. The problem that I have with it is when i give it gas from 3rd to 4th gear it makes a bad rubbing noise from the chain area. Could it be that I would need to replace the chain and chainrings? When would be best time to replace or adjust your valves?

More than likely chain time with 20k on it..or it is so loose that the swingarm rubber got worn through.
