You have 2yrs if memory serves me correct for both the old owner to pay up and Capitol gains as well. I also believe it is 18%. It is lucrative but takes time and smarts to clear the title. My family did this for a living and he owned his own business and did owner finance at 10-14% and still did it all through a title company. But they are more stringent now and he has since retired.

I think you should realize that you're going to be bidding against people who've been doing these types of deals for well over a decade with a load more capital than just 10K.

I would suggest either partnering with somebody as a silent investor and learn the process or just stick with the 80-120K range house flip.

FWIW, the flipping market isn't very strong anymore considering the margins are much tighter and with free money so available, everybody and their mother is in the game.

Plus bidding against plenty of stupid overbidding like crazy. I've seen properties sell for higher than market value. 2nd Tuesday of every month downtown, go once and you'll probably never come back but suggest you do it once to see firsthand.

But Vegaskid FF is looking for land only not for a flip property. My experience is with properties only so a patch of dirt to harvest worms to feed the tilapia could be different.

yes i went once like ten years ago and it is a pain. you'll need to scope out the property first if the owner will let you in. no inspections, and its difficult to find the margins worth your time. you find that one that makes sense, but again everyone else knows it as well.

there are hundreds that get foreclosed on every month, however the trustees will take it back if they dont get the margins they want.

Didn't even think about that end of it. I'd definitely be interested in you handling the rental part dealing with whoever would be renting a mobile home in sunnyside
