Well, that south side of College Station is BOOMING right now. There is no room to expand north because the city of Bryan is on the CS city limits and to the west are farms(A&M and private).
So the real area of expansion and development has been east and south. East has slowed down due to zoning issues, but the south is just exploded with growth.
So Im with you, hopefully someone will buy it with the aim of maintaining, improving and keeping TWS (Texas World Speedway) running. Because all that land just souht of College Station is easily worth 10mil to a neighborhood developer from California.

At this point the land is worth way more than the track that's built on it.
Not saying it will be torn down, but the track is old and the facilities are in need of major repair.
That area is growing fast, and property value is rising.
I wouldn't be surprised if it's bought by a land developer looking to tear it down and build sub-divisions, shopping, etc.

I'm sure the right person will come along to continue on with it.

It would cost a fortune to tear it down. But you never know. Land developers out where I live are selling an acre for about $50-80k for homesites.

It would cost a fortune to rebuild it, plus the initial principal investment of 10 million.
I wouldn't think the annual revenue generated by the track approaches 1 million a year.

It might cost a bunch to tear it down, but living here in College Station, I have a pretty good feel for how the "good ol boys" like to do business. And I do fear that a subdivision might be there in the not so distant future. Now, dont get me wrong, I dont want to see that track closed at all! I dont want to see it leveled and have cookie cutter houses put in, but thats just such a prime spot that I dont see it as being avoidable.

Let's see: 563 acres for $10.5 million equals $18,650 per acre. Sounds like a bargain to me. Say three houses per acre, then land costs would be about $6,000 per house. Very reasonable. Also the front of the property could be commercial and office space. Good bye TWS (Texas World Speedway).

College Station Zoning board aldo just(6 months ago) stood up to a developer trying to build a Wal-Mart anchored shopping center a couple miles north of TWS (Texas World Speedway), right off Hwy 6. The locals rebelled and the plan disappeared. So, now I belive they will see this plot as a potential gold mine.

Hadnt done the math, but yeah..great deal. So sad.

he has a good point about california developers...they own alot of the houses that students rent out of. Even if it gets bought by a developer I still think its a little far from campus for students....but that would be PRIME for profs and other people that work in the college station area that wanna stay away from our weekend activities

SOLD!!!!

I'm building a house in the big grassy area between hwy 6 and the track and putting a motard track up and a fmx course and a supercross track in the infield. see yall in a year or so when they finish.

maybe the engineering firm I work for will get wind of any development, but CS is kinda far out there. We deal with Harris, Ft. Bend, Brazoria, Montgomery, and Galveston counties primarily. You'd be surprised to see how much money a developer is willing to "dump" into land before it's built to sell. They have so many means of getting "developer participation" to get the development underway that it isn't even funny.
