Beltway 8 and Beechnut

is anyone familiar with this area?

I'm looking at buying a townhouse right off the beltway. Actually, its on the corner of the BW8 feeder, and sharpcrest lane, in a townhome community called Oxford Court

It has an attatched 2 car garage which I'm really in need of since i dont want my s2k just sitting on the street, or in a gated community. Plus its a 2 story unit, which is pretty nice too.

i'm gonna view it with the realtor tomorrow i hope, but i wanna get some unbiased views from people who arent trying to make a commission off me.

I live right near there, also in a townhouse. I'm on Wilcrest, just outside the Beltway.

There are good and bad parts of the area, and sometimes there is only an intersection separating the two. What you need to watch out for is the lack of zoning - as convenient as it is, I HATE living as close to the new Wal Mart as I do. Too much traffic at all hours of the night.

I've seen new construction over on that side and have been curious what they're like. Is it one of the new ones?

ive seen those townhouse......which unit you looking at. They all are 68k ish arent they.

the bigger ones (1500 sq ft +) 2 bed 2 bath 2 story, are in the high 50's low/mid 60's.

the one i'm looking at is 1000 sq ft, 2 story, 1 bed, 1.5 bath. and its in the low 40's. but the master bed is a good size.

. i saw the HEB, walmart, and all the other new developments going up, which i guess is a good and bad thing. but i hope i really like the townhouse enough to put a offer on the table. most of my business is on the SW side of town, so i figure, move where my moeny is made.

oh so you only going to have 1 car garage. i would buy one but for some reason it seems those units dont sell fast and theres like 6+ for sale/rent. So i dont know if i could sell it quickly once i need to get out.

i take it back. for some reason i thought u were talking about hw6 and beechnut. I looked at condos and townehouses back in the area your looking at back in 98. I passed. I mean coming from Sugarland i hated the area cause its real ghetto and there are so many thuggish people that live out that way. I wouldnt trust any of those fuggers. Your not going to like it out there. Trust me! Thats my opinion.

there are some nicer townehouses out near richmond and eldridge in the mid 80's. Ive been looking out there and there all about 1500 sq ft, 2 car garage and a decent area. Ill probally get one as soon as i sell my place.

Well, I've lived there since 2000 and have never had an incident. There are some bad sections that I don't even drive through (anything north of the bayou west of the Beltway) because they scare me.

At my place, I don't have a garage. I have a carport that can be converted to a garage at my expense, but I haven't done it yet. There have been times when I forget to take the key out of the bike, and there was also an incident where I left the key hanging in the tail lock - plain as day - for two nights before I realized it.

Part of living in any neighborhood is getting to know your neighbors. My association president lives two rows over in the same units, I know the maintenance crew and the area handyman, and I know and have phone numbers for a few of the nearby residents. We all helped each other out when the hurricane was heading this way, and I didn't give a second thought to leaving my keys with me neighbor when I left the area for a week.

Do some research. Visit the area at night and on a weekend to see what it's really like. Go scour the nearby shopping centers for homeless people to get an idea of how prevalent they are.

i went by the townh ouseafter i got off work on tuesday...the complex itself seemed really nice and well kept. but the surrounding complexes were pretty questionable. and i did notice a ton of people walking around and waiting at the bus stop kinda looking at me funny since i had the convertible top down.

the ohter side of the beltway did seem a lot nice, newer, and brighter. but i guess i gotta do some research to see how much the area is growing, and how much comparable towhomes are going for.

I would agree that it's not the safest place..... Luckily your getting a garage. A friend of mine had his Integra on bricks since they jacked all four wheels at his apt complex near there. Good luck.

if my parents gimme a nice christmas present, i might be able to afford these townhouses, but i'm not gonna ask them, and i'm not gonna buy a place i cant afford....but these are really nice. i wish there were more like this.

the N houston area has tons of new townhomes in the 80's...but its too far from my territory.

Yup. The dividing line is the bayou over there. North of it, Pizza Hut won't deliver. South of it, I can leave my door unlocked all day and unless the wind blows the door open I'm fine.

And yes, I live closer to Bissonnet than Beechnut.

A quick search on HAR.com within my subdivision shows a range of $49k to $96k.
