Sunday _Rider: i checked evergreen website and looks pretty informational. Rates are much higher than i could remembered. I still need to gather couple other things as well, thanks for your input and knowledge

No foreign national can own land anywhere... according to their constitution Even big hotel chains go about it two different ways:

1) find a "head", meaning anyone that will be easy to control/manipulate and give that person 51% of the company, that by law is a Mexican owned entity so can purchase lands as a corporation.

2) go through the bank and sign a fideicomiso contract which makes the Mexican Bank 100% owner of the property (to meet the laws) and then the bank turns over the "Negotiable Title" to you, and you are free to do whatever you want with it (rent or sale).

Most people go with the second option because it is hard to trust someone when there is 51% of the company at stake, the other alternative is to find a rich Mexican investor to buy 51% of your company at a fair share price but that almost never happens.

My statement was not an effort to point out legalities, instead the reasoning behind those laws.

Not too much to say about this except I'd rather spend $70 on a track with more turns. Not sure how many, if any, tracks are around there in Mexico, but I sure would not miss that over even the sub par tracks we have here in Texas. Not everyone shares this opinion though, so it isn't important.
